HOME ONLY LOANS: This type of loan is called a "chattel" which mean is does not require a lien to be placed on the your land that the home will be going on. This type of loan is much like an auto loan. These loans are perfect for the buyer who is going into a park or has family land. Some people also decide they just do not want their land to be a part of the package.
LAND/HOME LOANS: This type of loan includes a wide variety of options and is "MORTGAGE" as it includes land as part of the collateral. This loan is for people who already own land as well as those who need land in the package. If you already own your land you can frequently use the equity as your down payment, this is called " LAND IN LIEU". When you are purchasing the land and the home together as one, the loan can be multiple types, which include: FHA, VA, CONVENTIONAL and CONSTRUCTION TO PERM.
